Shine Apartments

Shine Apartments is a multi-residential project in the new ACT suburb of Taylor consisting of 25 three-bedroom and four-bedroom multi-level townhouses, 4 adaptable apartments and 5 affordable apartments arranged around a sunken communal landscape zone. 

Shine Apartments, Taylor provides an attractive ‘entry into the market option’ for young families. 34 dwellings in 4 separate blocks are grouped around a central sunken landscape space in the middle of the site.  This space consists of a shared roadway / alleyway for vehicle access, cricket and handball pitches, communal gardens, communal seating and lawn.  Lower level dwelling entries ensures the space is an active heart to the development. The arrangement of blocks around the central landscape space creates a traditional housing cooperative feel.

Townhouses are arranged over three levels. The lower level includes double garage, bike parking and workshop with a lower-level entry to the communal landscape zone. The mid-level consists of an open plan living with street entry and traditional front courtyard and gardens.  The top level consists of bedrooms, study, and bathrooms. All townhouses achieve generous sunlight through considered window placement. Additionally, window placement is designed to enhance cross ventilation, activation to surrounding streets and views to the central landscape zone.

Affordable and adaptable apartments are located in a 4-storey block consisting of undercroft parking, with each level accessed via a lift and open breezeways. Affordable and adaptable dwellings take the form of a traditional apartment stack with minimal transfer to ensure generous ceiling heights. All apartments overlook the central landscape with views to surrounding mountains.

The building façade comprises low maintenance, affordable and long last materials. These include Colorbond cladding to upper walls, soffits and roof, Hebel panel lower elements, Dincel walls and pre-fabricated courtyard wall panels. A simple, muted palette of black and white is contrasted against bright yellow entry doors, reflective of the muted tones of the surrounding bush context.
